Maintaining Your Property
We understand the importance of maintaining your investment. We have many ways to accomplish this beyond completing the reference and background checks. We have a team of employees who are all trained to look for indicators of potential issues in things like late rent payments, lawn maintenance not being completed, etc. We do frequent drive byes of our managed properties; we do inside inspections at least once per year and our maintenance team understands the importance of reporting to the office if they observe things that would be considered rental contract violation, so if they are fixing a leaky faucet and see a cat or dog, they report it (unless they know it is approved); if they see damages to the property, they report it and if they feel the property is not being kept in a sanitary and acceptable condition, they report it. If we receive reports of potential issues whether that be from a team member or a neighbor, we will schedule an inspection right away. We will always act promptly and accordingly to protect your investment

Completing Your Property Management Contract
We will create a contract that outlines your preferences such as , are pets allowed, maybe you’d like to allow dogs but no cats, maybe you prefer no more than 2 tenant’s occupy the property or you may want to limit the number of vehicles that may be parked at the property-whatever your specific wishes are, we are here to make them a priority. Our agreement is very comprehensive and you will dictate how your property is managed; you will decide if you want our maintenance team handle any issues as they may arise or if you prefer to use your own handyperson or you may want to use our maintenance team and set a limit for example of $200.00, meaning we would not handle any repair that will exceed $200 without your prior approval. You can decide whether you want the tenant to be responsible for lawn maintenance or if you would prefer, we have our crew handle it at a designated rate. You can decide to have your monthly disbursement mailed to you or deposited directly into an account.
We want you to be in control of how we manage your property and we want it to be the easiest business deal you’ve ever experienced.
